Your lender will provide you with a Loan Estimate within three business days of your loan application. This document outlines the estimated funds you will need to bring to closing. It represents the most accurate estimate of your closing costs based on the information available at the time. While most fees should remain the same or decrease, only a limited number of fees are allowed to increase — and only by a small percentage — unless there are changes to key terms such as the loan amount or interest rate from your original quote.
A Closing Disclosure is a crucial document in a mortgage process that details all the final terms and costs associated with a loan, including the total amount needed to close. It's your final opportunity to review and understand the loan agreement before finalizing the purchase or refinance. The Closing Disclosure must be received by the borrower at least three business days before closing, allowing time for review and questions. Post Closing Request
Title Policies. Recorded Documents, Closing Package, Funding Check and/or Payment from a Closing. If you have not received your wire after a closing, please make sure that the file did not close in escrow. Funds should be in your bank the same day as your closing if your closing was 1pm or earlier. If you had a 2pm closing time, you should receive your wire the same days but some banks only send wires out 1X a day, therefore, it may be the day followin g account be the end of the day following the date of your closing. This is our of our control. If your funds are not in your account after 3pm the following day of closing, please fill out the Post Closing Request or for any other post request.
Title Exam, What’s included?
Order A Title Exam and you receive a Title Commitment/Binder, Preliminary CD/Settment Statment Quote with our Fees (Make sure you provide the Cloisng Date, Sales Price & Loan Amount and Property Address) or we an not provide you quoted fees. You will also receive a copy of our E&O Policy, Tax Certifciate, Wire Instructions for sending Closing Costs or Lender Wire, and our Instructios to Lender during Pro-closing//Closing.
